房价的上涨需要经济基础发展的支撑。文章基于北京市2001~2012年间的相关统计数据,构建了房价与人均可支配收入、房价与人均GDP的回归分析、弹性分析和时间序列分析计量模型,揭示了三者之间的相关关系。结果表明:北京市房价相对于人均可支配收入和人均GDP的弹性系数为2左右,房价增速远高于人均可支配收入与人均GDP的增长幅度;因此,应严格按照“国五条细则”严格控制房价增速,使其低于城镇居民人均可支配收入增长幅度,使北京房价增长得到有效控制。
Abstract:
The house price need the support of the development of economic foundation, especially the per capita disposable income and per capita GDP. Based on the statistics from 2001 to 2011 in Beijing, the paper reveals the relationship between house price and per capita disposable income and the relationship between house price and per capita GDP, builds the measurement model of regression analysis, the elastic analysis and the analysis of time series. The results show that the elastic coefficient of the house price of Beijing relative to the per capita disposable income and per capita GDP is around 2, and that the growth rate of house price is far higher than growth rate of the per capita disposable income and per capita GDP. So “the five rules” should be obeyed to strictly control house price, thus making the growth of house price lower than urban residents’ per capita disposable income, and effectively controlling Beijing’s house price growth.
