等额本息还款法是中国商业银行住房抵押贷款普遍采用的还款方式。文章推导了该还款方式下,通过初始借款额、借款期限、已还款次数、贷款利率四个参数直接计算剩余本金(借款余额)的公式,提出了利用上述四个参数计算月还款额中本金和利息的公式,以及使用资金的代价(已偿还利息)的计算公式。在此基础上,分析了随着还款次数的变化每次还款额中所还利息的变化趋势;探讨了已偿还本金额和已偿还利息随还款次数的变化趋势;比较了不同还款期限使用资金所需支付的利息;并提出相应的还款策略。结果表明:(1)每次还款中所还本金随还款次数的增加而增加,并以递增的速度增加,而每次还款中所还利息额的变化特性则相反;(2)在借款前期,购房者如有还贷能力,宜提前还贷,这样可以减少使用资金的代价;(3)如果投资信托或银行理财产品的收益率高于住房贷款的实际利率,可以购买信托或理财产品而不是提前偿还贷款。
Abstract:
Equal installment of principal and interest repayment is a common repayment method in China’s bank. This paper introduces the formula of remaining principal on any payments period for the repayment method, and makes the calculation method of remaining principal directly by four parameters as follows: initial borrowing amount, interest rate, repayment period and completed repayment period. The formula for determining an amount of already paid interest is also proposed. Then the paper analyzes the trends of the principal and interest over time, compares the interest amount in each repayment period, and proposes appropriate repayment strategy. The results show that: the amount of principal frequency increases, and increasing speed increases, while the amount of interest change characteristic is opposite to the change characteristics of the principal amount. Repayment of principal in the early period of a housing loan can save interest. If the yield of trust product or bank financial products is higher than the real interest rate of housing loans, purchasing trust product and financial products can be considered instead of trust or early repayment of loans.
